Lockbox
With your permission a lockbox is placed on the property for the convenience of showing your home. Properties with lockboxes are much more easily viewed by other Brokers who may be working with Buyers in the Ruidoso area. You may prefer, however, to show your property by appointment only and we will happily accommodate your wishes.
Photos
Our photographer, or, in some cases, the listing broker, will take extensive photographs of your property to include in the Ruidoso MLS, the National Association of Realtors® website at www.realtor.com, promotional flyers and virtual tours when arranged. BuyRuidoso.com LLC believes strongly that the quality and quantity of photographs positively affects home sales.
Property Fact Sheet
Your Broker prepares a property specific promotional flyer which includes features and benefits of your property as well as two photographs for other real estate brokers to use with potential buyers. These “Fact Sheets” are also displayed in your home so brokers and buyers can leave with these after touring your property to keep it “front and center” in their minds.
Ruidoso MLS Tour
With your permission we’ll schedule your property on regular Ruidoso MLS Property Tours. These tours are designed to introduce your property to other Realtor® Brokers in our area who may be working with a prospective purchaser. We’ll promote your property at any MLS meetings to maximize exposure to other brokers.
Open Houses
At your request, your broker will schedule an open house on an agreed upon Sunday. These typically are scheduled between 1:00 PM and 4:00 PM and allow potential purchasers to view your home at their convenience when they may be out touring the area.
Scheduled Showings
Brokers from BuyRuidoso.com LLC and cooperating brokers from other Ruidoso area real estate companies will want to show your home. We’ll make an appointment with you and present the name and company of the showing broker and estimate time they will be showing the property.
Follow-up Provided on Known Showings
Your Broker will follow-up with the prospective purchaser’s broker to qualify any interest and solicit any meaningful feedback, and you this information.
Property Viewing Log
BuyRuidoso.com LLC Brokers and our Administrative Services Director maintain records of each time your property is shown. We’ll provide this information upon request to include a list of the showings on your property, the date, Buyer’s Broker and office affiliation.
Pre-Qualifying Buyers
Whenever possible and practical, all potential buyers are pre-qualified. We only are interested in showing your property to prospects having the ability to finance a purchase.
Property Advertising Log
Each time an advertisement is placed on your property, we record this event so we may inform you of the ad placement, publication and publication date. In addition, our office maintains this log so we can provide you with a report at any time containing this information.
Market Updates
Real estate markets are subject to change based on available property inventories, interest rates, are desirability and general economic conditions. We’ll do our best to keep you apprised of changes in the Ruidoso area real estate market which may impact the salability of your property, either positively or negatively.

Calculate Proceeds and a Successful Closing
Working with the selected Title Company, we’ll calculate net proceeds from the sale of your property so you’ll know prior to closing what you will realize from any sale. Then, we work towards a trouble free closing by networking closely with the Buyer’s Broker, the lender, the appraiser, any inspectors, surveyors, or title companies related to your sale. |
